SV+P is a real estate firm developing and acquiring multifamily and commercial sites throughout Greater Boston. Our portfolio ranges from boutique assets to larger scale institutional and urban mixed use projects.

We focus exclusively on the New England markets as a General Partner (GP) investment and full-service development company.  Our principals bring a combined 35+ years of experience executing middle-market and institutional scale real estate through all stages of the development cycle.

Ground-Up Multifamily

Sourcing off-market middle market and institutional scale Class-A new construction multifamily projects at below-market land pricing.

Existing Value-Add with Development Optionality

Sites with existing cash flow that have potential for future near or medium term development provide attractive downside protection, outsized returns, and optionality to be nimble in response to dynamic market conditions.

Middle Market Value-Add

Distressed or undermanaged middle market properties provide opportunity to implement several value-add strategies including site aggregation with a submarket, auditing operations to improve efficiencies, and performing capital improvements to increase NOI.
