We held an investment position as a GP Equity member of 180 Fawcett Street.
The property is in the Alewife neighborhood of Cambridge, MA. Alewife is a fast-growing area with over 3,300 new residential units and over 3,000,000 square feet of lab space delivered or in the pipeline.
Nearby public infrastructure improvements include a pedestrian and bicycle bridge connecting this district (known as the Quadrangle) with the neighboring district (known as the Triangle) and the MBTA Alewife Red Line Station.
The project was designed as a Class-A laboratory building uniquely positioned to be occupied by high-rent, smaller tenant requirements which have had difficulty finding space amongst competition from users with larger footprints.
Following the lab/ life sciences market downturn, the site was flipped to Hines in 2026.
